Off-plan without the trap: modelling your exit before you sign
Assignment fees, developer NOC rules and the 40% payment threshold that decides whether a resale is even possible.
Most off-plan buyers model the entry and never the exit. Before signing, ask three questions: at what percentage paid does the developer permit an assignment, what does the NOC cost, and is there an administrative cap on reassignments per tower each quarter. The usual answers are 40%, 5,250 AED, and yes — but the third is rarely written down.
Run the arithmetic on the assignment, not on the handover. A unit bought at launch for 1.69M on a 60/40 plan needs roughly 676,000 AED paid before resale is possible. If the market has moved 12% by then, the gross gain is 203,000 AED against about 88,000 of transfer costs, agency fees and NOC. A real return — just not the brochure number.
